Veranda (Part 3 – Luxury Condo Comparison in West Broward)


This is the last video in a 3 part series comparing luxury condominium communities in West Broward County. The purpose of this comparison is to inform the public of the choices available in the area, and to provide information and detail about each specific community.

Veranda, which is located in Plantation, Florida near the intersection of Pine Island Road and American Express Way, across from a Publix supermarket. Veranda is a luxury condominium offering a wide variety of amenities to include a fitness center, zen library, pool and jacuzzi area, and much more.

This is a well loved community in west Broward for several reasons. First, the location of the Veranda community gives residents access to several major highways, restaurants, shopping at the Broward Mall, and close proximity to the parks and libraries. Secondly, Veranda is a very private and quiet residential community suited towards young professionals.

The condominium units at Veranda usually come with high quality carpeting. The interior kitchens usually have european cabinetry, granite counter tops, and stainless steel appliances. The bathrooms usually come with tile flooring with standup showers and custom roman bath tubs.

Most renter’s favorite floor plan in Veranda is the 2 Bedroom + Den unit. There is also a fantastic 2 bedroom corner unit with a magnificent rounded glass view in the living room. Either floor plan usually provides sufficient space for most people’s needs.

Security is also a high priority at Veranda. There are several security cameras onsite, an attendant in the lobby that announces your guests, and a management office located in the lobby.

Veranda is the best priced option as far as luxury condominium communities are concerned in west Broward. The building does not ask for a common area security deposit, but will ask for a $500 elevator deposit that is refundable upon successful completion of move in without any damange. Also, Veranda asks for first month rent and security deposit for move in, dependent on your credit situation, it may vary. This gives Veranda a major competitive advantage to Tao Sawgrass and Artesia.

Veranda is a great community that is in high demand in west Broward county. The major downside to the community is the low supply of units available for rent. These units do not last very long, and tenants usually tend to reside here for a period longer than 1 year.

Artesia (Part 2 – Luxury Condo Comparison in West Broward)


This is the second video in a 3 part series comparing luxury condominium communities in West Broward County. The purpose of this comparison is to inform the public of the choices available in the area, and to provide information and detail about each specific community.

Artesia, which is located in Sunrise, Florida on the intersection of 136th Avenue and Flamingo Road, across the street from Tao Sawgrass and the Sawgrass Mills Mall. Artesia is a condominium and single family housing development by Minto Properties, boasting a wide variety of amenities to include a fitness center, indoor basketball court, tennis courts, and much more.

The rental community in west Broward usually love Artesia for several reasons. First, the location of the Artesia development grants residents access to several major highways, restaurants, shopping at the Sawgrass Mills Mall, and close proximity to the Bank Atlantic Center where the Florida Panthers play. Secondly, Artesia is a very private and quiet residential community suited towards all types of people. Young professionals, retirees, and families all live in Artesia.

The condominium units at Artesia usually come with either tile or carpet. There are units that exist with wood and marble flooring, it just depends on each individual unit owner’s tastes. The interior kitchens usually have european cabinetry, granite counter tops, and stainless steel appliances. The bathrooms usually come with tile flooring with standup showers and custom roman bath tubs.

Most renter’s favorite floor plan in Artesia is the 3 Bedroom unit. The 3 Bedroom unit is either configured as a standard 3 bedroom with proportional square footage to each bedroom, or as a 2 bedroom + den that can be converted into an additional bedroom. Either floor plan usually provides sufficient space for most people’s needs.

Security is also a high priority at Artesia. Usually on the weekends and after 4PM, there is a guard present at the front entrance gate. In addition, the units at Artesia come with a pre-installed security alarm system in which residents can pay for an alarm system at their own cost. The garage areas are operated by remote clicker as well.

Artesia carries a lower move in cost when compared to Tao Sawgrass because the association at Artesia does not require a common area security deposit for move in. There usually is not an elevator deposit which much be paid, which gives Artesia another advantage when it comes to total move in costs.

Tao Sawgrass (Part 1 – Luxury Condo Comparison in West Broward)


This is the first video in a 3 part series comparing luxury condominium communities in West Broward County. The purpose of this comparison is to inform the public of the choices available in the area, and to provide information and detail about each specific community.

Tao Sawgrass, which is located in Sunrise, Florida in the parking lot of the Sawgrass Mills Mall, is the first luxury residential highrise to be built in west Broward county. Tao Sawgrass is a two tower 26 story condominium development with vast array of amenities to include a fitness center, meditation garden, tennis courts, and much more.

Tao Sawgrass is my personally my favorite luxury community in west Broward because of the quality of materials used in decorating the living spaces of each particular unit. Most of these units have either wood, marble, porcelain, or tile flooring. The interior kitchens usually have european cabinetry, granite counter tops, stainless steel appliances, and electronic appliance controls. The bathrooms usually come with natural stone wall finishes in the standup showers and custom bath tubs. The developers placed great attention to detail in the interiors, which is why I favor Tao personally.

My favorite floor plan in Tao is the 1 Bedroom. This is the largest floor plan of any 1 luxury bedroom that I have seen in west Broward county. The 1 bedroom is approximately 1,001 square feet, including 2 bathrooms, a den, and a full bedroom. The balconies are rather large with wide panoramic views of west Broward county. If security is your main concern when selecting a place to live, Tao Sawgrass is definitely an option for you. There are security personel that walk the property on regular shifts, the entrance is attended by an attendant, and there are multiple security cameras located throughout the property. The elevator cannot be operated without an electronic key, which is given to all approved tenants at move in.

Tao Sawgrass is definitely carry a higher move in cost than Artesia and Veranda. This mainly because the condominium association at the building requires a $1,000 refundable common area security deposit and a $750 refundable elevator deposit that is returned to you upon successful completion of move-in without any damage. Paying these deposits might seem to be a burden at first, however, you have to remind yourself that these deposits are refundable.

If you truly want to experience luxury condominium living in west Broward, Tao Sawgrass should be your first choice.
